Understanding Your Local Property Tax (LPT)
The Local Property Tax (LPT) is a self-assessed tax based on what you believe your property is worth. This means you are responsible for determining the market value of your property and submitting this valuation to Revenue.
Valuation Period 2026–2030
Your LPT charge for the years 2026 to 2030 will be based on your own valuation of your property as at 1 November 2025. This valuation will determine the amount of tax you pay for the next five years, so it's important to ensure it reflects the accurate market value of your property on that date. Taking the time to make a fair and realistic assessment now will prevent potential issues or adjustments in the future.
How to Value Your Property
Valuing your property doesn't have to be complicated. To arrive at a fair market value, you should consider recent sales of similar properties in your area. Look at homes with comparable features such as size, number of bedrooms, condition, and location. Revenue also provides helpful guidance, including interactive valuation maps available on Revenue.ie, which show property values across different areas and can give you a good indication of where your property sits in the market.
You do not need to hire a professional valuer or submit an official valuation report. However, it's important to keep a record of how you arrived at your valuation, including any comparable sales data or other information you used. Revenue may request this information in the future if they have questions about your assessment.
Submitting Your Valuation
Once you've determined your property value, submitting your LPT valuation is straightforward. You can complete your submission through the Revenue Online Service (ROS) if you're a business or tax agent, or by logging into myAccount on Revenue.ie if you're an individual taxpayer. Both systems will guide you through the process and allow you to select your payment method.
Important: Submissions must be made by 7 November 2025.
Missing this deadline may result in penalties or estimated assessments from Revenue, so it's best to complete your return as early as possible.
